This property is a over 200-sqm house dating from 1976. The house was in need of internal modernisation and the provision of a more modern living space. A single and double-storey extension was added to the rear, opening the house to the garden, and letting light come in through the big sliding doors placed in this back façade. This extension showcases a slick curved corner with an acrylic render finish, which provides the dwelling with a modern design. Besides the extension, the existing dwelling was deep-retrofitted and re-distributed to give rise to a contemporary-looking 5-bedroom cosy family home.
 

Thanks to several retrofit measurements included among the following: Samsung air to water heat pump,150mm external insulation to the perimeter, the replacement of all windows for triple-glazed windows, installation of 13no. solar panels; utilising the best technologies available to provide an extended and refurbished property with a very low heating and energy demand. The existing house energy efficiency was upgraded from a BER rating of C to an impressive A1, complying with all the requirements for the SEAI grant.

This was achieved by detailing the construction drawings using building techniques well beyond current building regulation requirements, approaching Passivhaus standards and utilising renewable energy systems such as solar PV.

 

To finish off the garden, a 17-sqm wooden shomera was added to the north side of the garden to provide the property with a small study area, and an EV charger was installed to supply energy for the electric car.
