This project concerns the comprehensive renovation of a single-family dwelling located on Willie Nolan Road, Baldoyle, Dublin 13, involving a full retrofit, an energy upgrade to BER A2, and strategic extensions to improve spatial quality, functionality, and comfort.

The proposal includes a new extension to the living, dining, and kitchen areas, designed to create a larger, brighter, and more fluid ground-floor layout. The extension enhances the connection to the side garden through the incorporation of sliding windows and doors, improving natural light, ventilation, and the overall relationship between indoor and outdoor spaces.

In addition to the ground-floor works, the project includes the conversion and fit-out of the attic, adding valuable new living space. The upgraded attic incorporates a new bedroom, a bathroom, and strategically located roof lights, ensuring optimal daylighting and creating a comfortable and functional upper-level environment.

The full retrofit of the building envelope and systems includes high-performance insulation, upgraded glazing, efficient heating and ventilation systems, and other energy-focused improvements. These measures collectively enabled the home to achieve a BER A2 rating, drastically reducing energy consumption while significantly improving indoor comfort and long-term sustainability.

The result is a modernised, energy-efficient home that responds to contemporary living needs. The combination of the ground-floor extension, side-garden connectivity, and newly converted attic provides increased spatial flexibility, improved comfort, and a high-quality architectural upgrade to the existing dwelling.
